Our lettings team is currently experiencing strong demand from tenants looking for good quality homes, but the availability of suitable properties remains limited. There are a number of particular areas and types of property where we could let properties very quickly if they became available.

Central Gosforth remains one of the strongest areas for rental demand, with apartments in Grove Park Crescent, Grove Park Oval, Elmfield Square and Hawthorn Court being consistently popular, and we would welcome the opportunity to take on more apartments in these locations.
In fact, it is not just these particular developments. We would be very interested in other styles of apartments, i.e. Tyneside apartments, throughout Gosforth, as the area continues to attract a wide range of tenants looking for convenience, good local amenities and easy access to the city.

We are also looking for more professional city apartments, particularly around the Quayside and central Newcastle. These properties continue to appeal to professional tenants who want to live close to the city centre, restaurants, bars and places of work, and well presented apartments in the right locations are always in demand.

There is also a particular shortage of homes in central Jesmond particularly in streets such as Adderstone Crescent, together with developments such as La Sagesse and Princess Mary Court.

Ponteland is another area where we are keen to increase our rental stock. Apartments such as those at Hemingway Court and Peel House are particularly sought after, where we see a clear demand from our tenants who want to be in highly regarded areas.

Interestingly, we are also seeing opportunities for properties in more rural locations, where there are a number of houses across Northumberland and the surrounding countryside that may previously have been used as holiday lets or second homes, and these could potentially make excellent longer term rental properties.
For landlords, the current market provides an opportunity to make the most of this demand. A good quality property in the right location, presented correctly and priced appropriately, can attract considerable interest from prospective tenants.
We have tenants actively looking for properties now, rather than simply registering their interest in something that might become available in the future.
