
Sanderson Young office in Alnwick has seen a great positive start to 2026, with good levels on viewings and offers across all price points – the sales have predominantly been on main homes in Alnwick, the coast and more rural locations, with houses and bungalows remaining in high demand and attracting buyers from all over the country.
The rural and coastal market for main homes looks positive going forward, and will likely be more resilient, driven by ‘lifestyle’ buyers looking to downsize in Northumberland, ‘future proof’ for later retirement, or seeking their ‘forever home’ for their young family – all of which appear to be less affected by recent tax changes.
There is high demand for family homes up to £450,000 in all Northumberland locations, and for those special and unique homes, with the real ‘wow’ factor £700,000 – £850,000.
Second home and commercial holiday lets on the Coast are seeing a more challenging market – the cumulative impact of increased operating costs and decreased tax benefits is forcing more second homes to the market. The Autumn budget 2026 was positive in so much it made no further changes from 2025 in Council Tax, Stamp Duty (SDLT) and Capital Gains Tax (CGT).
In January we have already seen green ‘shoots’ of hope on the coast for holiday homes, with some positive viewings and sales already agreed – with the improvement in the weather and Spring approaching, we anticipate confidence and interest levels to grow.
