Whitley Bay, Cullercoats, and Tynemouth have a unique charm, making it clear why demand is so high, and will remain high for a long time. For many buyers, typically families, it’s the mix of coastal living, quality schools, feature rich homes, and great sense of community that makes this part of the coast so appealing.
The lifestyle is a major attraction. You have world-class beaches, St Mary’s Lighthouse, Cullercoats Bay, the Priory, Spanish City, and Tynemouth Market. These sit alongside a vibrant independent food and drink scene. Places like Di Meo’s, Kith & Kin, Omni, Hinnies, Riley’s Fish Shack, Allard’s, District Wine Bar, Cullercoats Coffee, Nicholson’s Butchers, Adam’s Bakery, PureKnead, Project Pizza, and Pablo Egg Go Bao to name but a few. And you can’t have the seaside with iconic fish and ships from Fishermans Bay or Harbour View.

This area is also great for families. There are excellent schools catering from tots to teens, great parks and green spaces nearby like Northumberland Park, good swimming pools, safe cycle paths, golf courses, the Playhouse, Tynemouth Aquarium, and easy access to outstanding locations like Seaton Delaval Hall and Holywell Dene. For families wanting a strong neighbourhood feel where there is no need to use the car on the weekends, this is a very appealing option.

It’s been particularly interesting to see how much the area has changed over the last few years. Whitley Bay was once mostly known for its nightlife, but it is now seen as one of the most desirable family-friendly coastal spots in the North East. The redevelopment around Spanish City and the seafront has helped, but the appeal truly runs in the lifestyle. It involves beach walks, sunrises, community events, Boxing Day dips, RNLI days, firework displays, the seals & dolphins, and there is always something going on.
The housing market here is also significant. There is beautiful Victorian and Edwardian architecture with high ceilings, stained glass, large sash windows, and solid, well-built family homes (these structures often lend themselves to help keep you cool in the summer and warm in the winter). Additionally, there’s a good mix of apartments, terraces, and more modern houses, attracting a wide range of buyers.

At the high end of the market, Tynemouth often commands a premium, a more exclusive stock of properties, some exceptionally large homes and an enviable postcode, but across Whitley Bay, Cullercoats, Tynemouth, and the nearby coastal villages, good homes usually attract a lot of interest.
Properties that Sanderson Young have marketed at each price point in the area have consistently attracted a large number of viewings, 30 plus in some cases, with offers routinely made in under 1 week from launch. This strength of demand shows just how desirable the coast remains, and why well-presented homes continue to move quickly.
