When dealing with prime property, the important question is not just how many properties an agent is listing, but how many of those are actually generating interest and subsequently moving to under offer.
Duncan Young, Sanderson Young Chairman, has delved deeper into our most recent Rightmove data for properties listed over £1 million within 50 miles of Newcastle, and it paints a very clear picture.
There are currently 359 properties listed over this threshold, 91 showing as under offer – presenting a regional average of 25%.
However, when we remove farms, portfolios and commercial opportunities from the figures, it leaves 77 residential homes under offer within the area.

Sanderson Young represents 22 of these properties, which not only indicates a 47.3% under offer percentage across our stock (55 total in this threshold), but also shows that we are solely responsible for nearly a third of the total properties under offer.

While several other agents in the region are showing under offer rates between 11% and 20%, Sanderson Young is currently achieving 47.3%.
Put simply, almost half of our £1m+ homes are under offer, compared with around one in five, or less, for a number of other agents operating in the same market.
It’s one thing to list prime homes, but another thing entirely to create the right level of interest, secure viewings from serious buyers and move those properties towards agreed sales.
