The Burn Hall Estate is believed to have been developed around the early 1800s. The Walled Garden is believed to be older than this.
The redevelopment of the whole estate took place in the later 1990s and created some luxury homes just to the south and west of Durham City.
No. 1 Riverside Lodge is one of two highly impressive and somewhat unique homes within the estate. The stone properties, believed to have been original estate cottages within the development, have been redesigned and extended to provide two luxury semi detached family houses.
The Burn Hall Estate provides 25 dwellings, including the principal hall and they share the common maintenance and management of the communal gardens, as well as the gated entrance and intercom system.
Many of the trees surrounding the properties are over 100 years old and provide a majestic framework to the entrance drive.
No. 1 Riverside Lodge represents one of only three properties which are accessed to the north western boundary of the estate and surrounding by a running river. The pointed stonework and the renovation of the two properties at Riverside Lodge has been extremely well designed. Both of the properties have been further extended and refurbished and each of them have the benefit of being accessed through the Listed Walled Garden to the western elevation.
A lovely driveway leads to the Riverside Lodge, surrounded by neatly trimmed lawns and stone boundary walls. The property has a magnificent Grade II listed orangery.
At the southern elevation the gardens provide beautiful open lawned areas and what is believed to have been a former tennis court.
The rear garden is accessed from the Walled Garden, with an electrically gated entrance leading into the courtyard and parking area. Attached to the rear of the house is a former double garage which is now a single garage and professional workshop. There are further outbuildings including timber garden storage and aluminium framed greenhouses.
The rear garden has open lawned areas and superbly stocked flower borders.
No. 1 Riverside Lodge is a fabulous family house which includes a reception hall with oak wood flooring and cloakroom/wc. It leads on to a sitting room with Adam fireplace and a dining room. Both rooms have views to the south overlooking the gardens. From the rear the hall leads on to a study which opens through to a family room, with oak flooring and views over the rear gardens. The kitchen is well equipped and fitted with wood cabinets, built-in appliances and an Aga. It leads on to a rear hall connecting to a utility room, a study and a gardener’s wc.
The kitchen and family room have planning permission passed by Vale Garden Houses Ltd for a garden room extension. Full plans are available on file.
To the first floor there are four double bedrooms, two of which have en-suite shower room facilities and two of which have en-suite dressing rooms. The fifth room is used as a professional dressing room and is fitted with maple wood furniture, but could easily be a single bedroom if required. There is also a family bathroom.
The property has double glazed sash windows in traditional styling, an alarm system and has gas radiator central heating with underfloor heating to the ground floor and radiators to the first floor.
Riverside Lodge is a magnificent semi detached country home which enjoys a wonderful setting. The adjacent river banks have cut lawned areas and neatly trimmed areas, as well as stone paths leading down to the river on which the property has fishing rights. The setting is highly impressive.
The Burn Hall Estate has easy access into Durham City. The main line railway service links easily into London Kings Cross to the south and Edinburgh to the north. Local roads connect well to Chester le Street, Newcastle and Tyneside.

There is then a private road leading down to the left, which gives access into the Walled Garden and Nos. 1 and 2 Riverside Lodge. The private road is framed by tall trees and the property has fishing rights on the River Browney which runs alongside. The Walled Garden is Grade II listed and surrounds the entrances to these properties.
