Surplus Land at Prudhoe Hospital, Prudhoe, Newcastle upon Tyne - Newcastle - Surround
- Location - Prudhoe is a small town in West Northumberland situated on the A695, 16.9km (10.5miles) east of Hexham. It is situated on the south banks of the River Tyne. Immediate access north of the Tyne is via Ovingham Bridge, with the A69 2.4km (1.5miles) north connecting Hexham and Newcastle. Prudhoe Hospital is situated to the south east of the town centre and originally comprised a large facility set in wooded parkland. The trust has retained 26 acres to the south edge of the site with primary access from the south of Prudhoe along Moor Road. The Trust have retained an area of the site and intend to redevelop part to provide a new Child and Adolescent Mental Health unit with the surplus having been subject to a detailed master plan and identified for disposal.
- Description - The site extends to approx 4.85 hectares (12 acres)
- Access - The site can be accessed both from the public highway to the west of the property, Moor Road, and also through the residual of the former Hospital site which is now in the ownership of the Homes and Communities Agency. The property will be sold with the benefit of the access right.
- Planning - The land designated for sale has an outline planning consent for a care village, together with 56 residential units, 40 percent of which are to be made available as affordable housing.
- The care village to the eastern corner of the site will provide 30 skilled nursing bedrooms, 30 two bedroom apartments, and 6 one bedroom apartments. In addition there will be shared accommodation including dining rooms, kitchen, care support base, staff rooms housekeeping laundry. The associated footprint area is 3800sq m (40904sq ft)
- To the north western part of the site private residential accommodation will be constructed comprising 18 detached houses, 14 semi detached and 16 terraced properties. The total footprint will extend to 4060sq m (43703sq ft) The private residential accommodation will include affordable housing to be provided in the terraced accommodation.
- Tenure The freehold interest in the site will be sold with full vacant possession. Vacant possession of the site will take place no later than March 2010
- VAT VAT will not be payable on the purchase price
- Legal Fees Each party will be responsible for their own legal fees incurred in the preparation of legal documentation
- Viewings All viewings are to be arranged strictly through appointment with the joint agents.
